Phoenix Investors Tackling Challenges at former IBM Huron Campus

At the end of September 2021, Phoenix Investors LLC, a Milwaukee based commercial real estate firm, acquired the former IBM Huron Campus in Endicott. The approximately 4,000,000 square foot campus currently houses BAE Systems, and will also serve as the new home for both Imperium3 NY (IM3NY) and Ubiquity Solar. Phoenix Investors is a leader in the rennovation and redevelopment of industrial sites, providng tenants with state-of-the art facilities for production, and is the perfect project manager to revitalize the Huron Campus. Once home to hundreds of IBM employees, after work is completed by Phoenix and their respective tennants' buildouts, the Phoenix Campus will hosts hundreds of new employees working for a diverse array of businesses. Currently, IM3NY, one of the new tenants at the Campus, is in the process of designing their world-class gigafactory for large scale lithium-ion battery manufacturing, and Canadian company Ubiquity Solar, the other incoming tenant, plans to utilize approximately 80,000 square feet of their first United States based manufacturing facility for the production of solar panels.

 

Phoenix Investors has already made great progress on improvements to the site, including the removal of an outdated walking bridge, facade improvements, and now their newest undertaking, the purchase and installaion of an 80 KPPH Industrial Watertube Boiler. Phoenix Investors came to The Agency Board of Directors on Wednesday, July 20th, requesting a sales tax exemption for the purpose of purchasing and installing the new device. The Agency Board of Directors approved the assistance, allowing Phoenix to move forward with the replacement of a boiler that had previously failed. The new 80 KPPH Industrial Watertube Boiler will be located within the main utility plant for the entire campus and service each of the buildings located on the near 4 million square foot campus.
